The plat map above shows the currently available vacant lots left in Filing One of Adobe Falls Subdivision. As you can see, our vacant lots are going fast! We are hoping to open up Filing Two in late 2018 – early 2019. Filing Two will have approximately 40 vacant lots available, bringing the total number of lots in Adobe Falls Subdivision to around 80.
As of June 1, 2018 out vacant lot count is down to 5 remaining in Filing One.
There are three vacant lots available on Fairway Drive, along the west border of the subdivision. These vacant lots back up to Holes 3 & 8 of the Monument Course at Adobe Creek National Golf Course and will never have a home built behind them! Lots 2, 3 & 4 of block one are on the west side of Fairway Drive.
There are two vacant lots available on Niblick Drive, lot one block two, and lot eight block four.

Information about Adobe Falls Subdivision
Each lot in Adobe Falls Subdivision includes the infrastructure for Ute Water, City of Fruita sewer, and Xcel for natural gas & electric services. Pressurized irrigation has been installed to each lot, and is maintained by the Adobe Falls Homeowners Association. The irrigation is turned on each Spring & turned off each Fall. The water is pumped out of the ponds at the park.
Adobe Falls Subdivision covenants require that the exterior of every home have stone on at least 30%, with stucco covering the rest, and all homes are required to have tile roofing. Homes are required to have a minimum of a 3-car garage, and the lots are large enough to allow for exterior dedicated RV parking as well. ADobe Falls Homeowners Association
Homeowners in Adobe Falls Subdivision have unlimited access to our private park. Our beautiful park features a double-sided, hand-built granite waterfall surrounded with landscaping, and our fountain runs on weekends & holidays through the Summer months. There is a large stucco & stone gazebo just to the northwest of the waterfall, which has lights & electrical outlets. We have walking trails through the park that will take you around the ponds and through the park, including a large grassy area that is fully fenced. Filing Two will have 10 lots that back up to and overlook our park.
The Adobe Falls Subdivision Homeowners Association is a very active & welcoming community. They gather together at the gazebo a few times per year, and you will often find neighbors chatting outside their homes, taking walks or bike rides together, or enjoying a backyard BBQ on each other’s patios. Our homeowners have built many friendships, and love to spend quality time together.
We have a group of ladies that personally welcome each new family and share information about our beautiful subdivision and the HOA. We also have a private HOA website where owners can submit requests to schedule events at the park or in the gazebo, share photos, and stay up-to-date on the happenings in and around Adobe Falls Subdivision.
